Patrick Walsh is a working landman who spends his days helping mineral and royalty owners understand what they actually own — and what it’s really worth. He’s owned oil and gas leases, drilled wells, hit dry holes and drilled winners, and worked side by side with geologists, land owners, and mineral owners across every major basin in the United States. On any given day he might be putting a value on 10,000 acres for one family and sorting out a fractional-acre interest for another. His gift is translation: taking a complicated, jargon-heavy industry and explaining it in plain language that anyone can follow — no oil-and-gas background required.

A landman is the person in oil and gas who deals with ownership and rights — who owns the minerals, what the leases say, and how deals get put together. In plain terms, I help mineral owners understand what they own and what their options are. I’ve done nearly every part of the job, from leasing and drilling to valuations, so I can explain the whole picture, not just one slice of it.

Start by not feeling rushed — a fair offer is still fair next week. The number depends on things like where your minerals are, whether there’s production or drilling nearby, current prices, and the exact size of your interest. It comes down to a handful of factors: location (which basin and how good the rock is), whether wells are already producing and how much, nearby drilling activity, current oil and gas prices, and the precise size and type of your interest. You can own minerals that aren’t producing yet (no royalty checks — but potential), and you can receive royalties from minerals you’ve leased to a producer. The rig count is a weekly tally of how many drilling rigs are actively working, published every Friday by Baker Hughes. It’s one of the clearest signals of how busy the industry is. When rigs increase in your area, it often means more interest in acreage like yours — which can affect both your income potential and what your minerals are worth.
